American Home Shield: Features
No home inspection required. While some home warranty companies require inspection of your home systems and appliances before warranty approval, AHS does not.

When you have an unexpected home repair need, American Home Shield will send a technician to fix or replace the item. All you have to do is pay a small service call fee out of pocket.
Below are the types of damage covered and not covered by an AHS warranty:

American Home Shield: The Fine Print
Make sure you know what your home warranty will cover before signing on the dotted line. AHS usually includes the following stipulations in their contracts:
- “AHS has the sole right to determine, according to the terms of the contract, whether a covered item will be repaired or replaced.”
- “AHS is responsible for installing replacement equipment and part of similar features, capacity and efficiency, but not for matching dimensions, brand or color.”
- “Instances beyond AHS will provide you cash in lieu of the repair or replacement services. The amount will be based on what a consumer without this contract would pay after negotiating the best price for such services in your area.”
- “AHS will determine what services constitute an emergency and will make reasonable efforts to expedite emergency service.”
There are also limitations on exactly what components of each system or appliance are covered. For example, your plumbing might be covered, but not your sinks, bathtubs or showers.
Bottom Line
It’s really up to you to decide if an American Home Shield warranty is worth your investment. Read the fine print, do the math and weigh your potential savings with the constraints of a home warranty.

I called American Home Shield July 22 for service for my dishwasher. They sent Sears and Sears said parts had to be ordered. It is October 6, 2020 and still no dishwasher working, no one has called or come back. I keep calling and after hours waiting, someone in India answers, I thought I was calling American Home Shield. They are reading a very nice note very apologetic to make you feel better. Four of the associates I have spoken with keep telling me that they will call Sears, and will call me back. I have not received any calls.
Today October 7th, I kept asking for a manager, after 45 minutes of holding with excuses, Mr. Justin said that Ms. Krina, the manager would call me back after he hangs up.
I finally got Ms. Alexa from Alabama on the line on October 8th at 12:40 pm. She claimed there was no diagnosis report from Sears. She tried to call Sears, but of course Sears puts you on hold for hours just like American Home Shield. She came back on line and said Sears was not answering. As per contract, the appliance would be replaced if they cannot repair. I requested replacement, but I am not allowed to request according to Ms. Alexa. The repair company they assigned the job to has to request it if they cannot repair.
Ms. Alexa got a hold of Ms. Melisa from Sears, she will submit a diagnosis report to American Home Shield so that the authorization department of AHS may authorize replacement. Ms. Alexa said she would call me two days from today to let me know if the authorization department has decided anything. Ms. Alexa never called.
On October 12 I called AHS again (India) spoke with Mr. Shin, he does not see any diagnosis from Sears. I asked to speak with manager. He was supposed to email a request to the manager, but the manager never called.
October 14 Mr. Jonas (India) same thing, will request a manager to call me.
I called Sears myself on October 14, spoke with Ms. Trisha, she transferred me to Mr. Don who said he would submit a diagnosis to AHS.
October 15, 16, 17, 18 I called again AHS. Same stories. On the 18th I was transferred 5 times.
October 19 still waiting for dishwasher to be repaired or replaced.
